Case Study: 2,000m² of Luxury Hotel Flooring at New Park Manor & Woolley Grange

At Select Line, we’re proud of the wide range of work we take on — from a single room in a family home to large-scale commercial installations. Two recent projects sit firmly at the ambitious end of that scale: the supply and installation of over 2,000m² of Unnatural Flooring New England Contract Collection across two of the South West’s most beautiful luxury family hotels.

Working alongside the interior design team and main contractor on both projects, our team delivered a flooring solution that combines the timeless aesthetic of natural sisal with the durability and easy maintenance that a busy, family-focused hotel demands. Here’s the story of both installations.

The Brief: Beautiful, But Built to Last

Luxury family hotels present a unique flooring challenge. The interiors need to feel refined, warm and characterful — but the flooring also has to withstand the realities of constant footfall, wheeled luggage, children, pets, and the occasional spilled glass of wine. Natural sisal would deliver the look, but simply wouldn’t survive the wear.

This is exactly where the Unnatural Flooring New England Contract Collection excels. It captures the elegant, woven texture of natural sisal in a hard-wearing, stain-resistant and fully washable contract-grade material — making it the ideal specification for high-traffic hospitality environments. Both interior design teams recognised this, and Select Line was brought in to supply and install across both properties.

Set within the New Forest, New Park Manor is a beautiful former royal hunting lodge turned luxury family hotel. With elegant period interiors, characterful bedrooms and a relaxed family atmosphere, the property needed flooring that would complement its refined design while standing up to daily family life.

The New England Contract Collection was installed throughout key guest areas and bedrooms. Its neutral, woven texture sits beautifully against the hotel’s period features, panelling and statement fireplaces — adding warmth underfoot without drawing attention away from the carefully curated interiors.

Woolley Grange is a stunning Jacobean manor house, set in the countryside just outside Bath in Bradford-on-Avon. As one of the country’s best-loved family hotels, it blends historic grandeur with a genuinely relaxed, child-friendly atmosphere — the kind of place where heritage interiors and muddy wellies happily coexist.

That blend of heritage and family life made the New England Contract Collection a natural fit. Its organic, woven texture complements the manor’s flagstone, timber and period detailing beautifully, while its contract-grade durability means it can cope with everything a busy family hotel throws at it.

Working in Partnership

Projects of this scale don’t happen in isolation. On both installations we worked closely with the appointed interior designers and main contractors to ensure the flooring was delivered on programme, to specification, and to the exacting standards a luxury hotel demands. Careful planning, accurate measurement and skilled installation were essential — particularly when working within occupied, operational hotels and around heritage features.

This is where our decades of experience really count. Coordinating a 2,000m²+ installation across two sites, managing logistics, and fitting around other trades requires a contractor who can be trusted to deliver — and that’s precisely the reputation Select Line has built since 1989.

The Smart Alternative to Natural Sisal — Unnatural Flooring & Alternative Flooring Explained

If you’ve ever been drawn to the look of natural sisal carpet but put off by its reputation for being difficult to maintain, you’re not alone. It’s one of the most common conversations we have in our Swindon showroom. The good news is that the flooring industry has answered — and the answer is genuinely impressive.

Two of the brands we’re most excited about right now are Unnatural Flooring and Alternative Flooring. Both produce synthetic alternatives to natural fibre flooring that look every bit as beautiful as the real thing — while outperforming it in almost every practical way. Here’s everything you need to know.

Why Natural Sisal Has a Problem

Natural sisal has long been a favourite of interior designers. Its texture is distinctive, its earthy tones are timeless, and it brings organic warmth to any room. But plant fibres don’t cope well with modern home life. Spill water on it and it can leave a permanent tide mark. Wet dog, red wine, muddy boots — natural sisal struggles with all of them. It can feel scratchy underfoot and is notoriously difficult to clean. For hallways, stairs, playrooms and family kitchens — the spaces where people want it most — natural sisal is often the wrong choice.

Faux Sisal vs Natural Sisal: The Key Differences

Modern synthetic alternatives replicate the texture and visual warmth of natural sisal with none of the drawbacks:

  • Water and stain resistance — Synthetic alternatives are waterproof or highly stain-resistant. Natural sisal marks permanently with moisture.
  • Durability — Faux sisal products are engineered for exceptional longevity. Natural sisal can shed, fray and wear unevenly over time.
  • Comfort underfoot — Synthetic options are softer. Natural sisal can feel coarse.
  • Maintenance — Synthetic alternatives need only regular vacuuming and spot cleaning. Natural sisal needs specialist care.
  • Sustainability — Some synthetic ranges (particularly Alternative Flooring’s Ca-rPET) are made from recycled materials, giving them strong environmental credentials.
  • Pet and child friendliness — Synthetic alternatives are ideal for busy households. Natural sisal is not recommended.

Unnatural Flooring — Beauty Without the Compromise

Unnatural Flooring was founded on a brilliant idea: take the aesthetics of natural fibre flooring and recreate them in materials that actually work for real homes. Manufactured from high-quality vinyl, polyamide and polypropylene, the range is genuinely difficult to distinguish from natural sisal — except that it’s washable, stain-resistant, and built to last. The brand has won a devoted following among interior designers and homeowners who want the look without the lifestyle restrictions.

The New England Collection

The New England Collection is inspired by the classic interiors of the American Northeast — relaxed, refined and timeless. Available in a beautifully curated palette of warm and cool neutrals, the tight sophisticated weave makes it a superb choice for hallways, staircases, living rooms and home offices where the sisal look is desired but practicality is essential.

The Isles Collection

The Isles Collection takes its inspiration from the rugged landscapes of the British Isles — heathered moorlands, coastal grasslands and the organic textures of the countryside. Earthier in tone and richer in texture than the New England, it’s beautifully suited to country homes, period properties and rural retreats. Like all Unnatural Flooring products it is fully washable and stain-resistant — an inspired choice for boot rooms and mudrooms where genuine natural fibre flooring would simply not cope.

Alternative Flooring — Anywhere Ca-rPET

Alternative Flooring has been a design-led innovator in the UK flooring market for years — and their Anywhere Ca-rPET collection is one of the most exciting products we’ve brought into our Swindon showroom. The story behind it is remarkable: Ca-rPET is made entirely from recycled plastic bottles. Post-consumer plastic is collected, sorted, cleaned and melted into rPET yarn. It takes just 50 bottles to produce 1kg of yarn — and 1kg covers 1m² of flooring. Every metre you lay is diverting plastic waste from landfill or the ocean.

Why Ca-rPET Stands Out

  • Genuine sisal aesthetic — The woven texture convincingly replicates natural sisal with a structured, tactile surface that looks premium in any setting
  • Exceptional stain resistance — Spills wipe away without leaving marks
  • Soft yet hard-wearing — Comfortable underfoot despite its durability
  • Indoor and outdoor use — Suitable for conservatories, garden rooms and covered outdoor spaces as well as interiors
  • Available in 4m and 5m widths — fewer seams in larger rooms
  • Manufactured using renewable energy — wind and solar powered production
  • Decorative border options — Panama, Herringbone and Bouclé weave borders available

Alternative Flooring sponsors the annual Sustainable Design Awards — reflecting their genuine commitment to responsible design. The Ca-rPET range is available in a refined palette of neutral tones including the elegant Rope Grey shown above, and is equally at home in contemporary city apartments, relaxed country kitchens and commercial hospitality spaces.

Which Should You Choose?

Choose Unnatural Flooring New England or Isles if…

  • You love the classic woven natural fibre look and want it throughout your home without restriction
  • You have a busy household with children or pets
  • You want a washable carpet for stairs or a hallway
  • You prefer warm, earthy tones with a softer texture
  • You’re decorating a country home, period property or traditional interior

Choose Alternative Flooring Anywhere Ca-rPET if…

  • Sustainability matters to you and you want flooring with genuine environmental credentials
  • You need a product that works indoors and in covered outdoor spaces
  • You want a slightly more structured, design-led finish
